Property Preservation Priorities After a Lender Takes Possession

Property preservation is one of the first operational priorities after a lender takes possession of a secured asset. Preservation work reduces avoidable damage, supports insurance-sensitive documentation, and creates a safer path for future decisions about the property.

Start with access and security

Uncontrolled access can create immediate asset risk. Field teams should document access status, visible entry concerns, lock needs, board-up requirements, and any site conditions that affect security or safety.

Stabilize urgent maintenance issues

Water intrusion, weather exposure, utility concerns, active leaks, debris hazards, pest activity, and exterior damage can all increase loss exposure. The lender needs prompt documentation and a clear approval path for the work.

Keep preservation records clean

Useful records show what was observed, what was approved, who completed the work, what remains open, and what decision is needed next. This is especially important when multiple stakeholders review the same file.
